Not one of the more commonly heard of diseases out there, gout tends to particularly affect people as they get on in years. This is a condition caused by poor metabolism of uric acid leading to the development of arthritis, with pain in the smaller bones of the foot being the main complaint. Usually, this pain will be manifested in the big toe.

The good news is that gout is generally avoidable if you take the right steps, which include eating the right foods, and much more, avoiding the wrong ones. Did you know that a high animal-protein intake, particularly as you grow older, could cause gout? Read on to find out more about the foods you should be avoiding to prevent gout:

Alcohol

You should not be surprised to see alcohol on this list, as it can be linked with quite a number of preventable diseases and health conditions, from liver failure to cancer, heart disease and gout. A study carried out by researchers at the Massachusetts General Hospital showed that people who had anything from 2 to 4 beers weekly, developed a 25% higher chance of experiencing gout, while those who had up to 4 beers a day were at a 200% increased risk!

The study indicates that the problem might be the fact that since the liver has to excrete both alcohol and uric acid, the more alcohol there is in the body, the longer it will take to excrete uric acid, giving it a chance to do more damage.

Artificially flavored drinks

Alcohol and artificially flavored drinks are both bad for your health, and that is why you are advised to drink either water or freshly squeezed fruit juice only. The problem with artificially processed drinks is that they usually have high levels of corn syrup or fructose, which contain purines which when broken down, tend to lead to elevated levels of uric acid in the body, increasing the chances of your developing gout. The same thing goes for other common foods such as white bread and white rice, which are refined carbs. Basically, avoid anything with unhealthy sugars in it.

Red meats

Under normal circumstances, red meats can be healthy, but as you get older, you are advised to limit your consumption of it, in order to prevent conditions such as gout. Like fructose, red meats contain high amounts of purines, so you will need to be careful. In particular, you should avoid beef, kidney, liver and other similar foods.

Seafood

You’re also going to need to stay away from seafood, particularly varieties such as sardines, scallops, anchovies, herring, mackerel, haddock, tune and trout. These types of seafood are particularly high in purines.

You’ll need to replace the excluded foods with other healthy alternatives such as fresh fruit and vegetables, plant proteins such as beans and soy, and whole grains. Additionally, you don’t have to completely stay off the items on this list, but you do have to limit their intake, particularly if you might be at a high risk of developing gout, or already have it.

Here is a suggested guide as to just how much of these food items you can afford to indulge in:

  • Alcohol: no more than a glass a day
  • Artificially flavored beverages: no more than a pint a day
  • Red meats and other animal meats: no more than 6 ounces a day
  • Seafood: no more than 6 ounces a day

The benchmark for U.S. natural-gas suffered its biggest one-day decline since February 2014, mainly because of estimated supply glut caused by unnatural warm weather for this time of the year, according to The Wall Street Journal.

Above-average temperatures will undercut demand, making natural-gas stockpiles add up to a near record high reserve. “The market is now in absolute free fall. There’s no real strong forecast for any weather-[related] demand in the near future.”, said Stephen Schork, editor of energy-trading newsletter The Schork Report, quoted by the same source.

Not the biggest surprise, though

The situation is not surprising, as companies continue to grow more efficient at extracting the fuel from shale rocks in Pennsylvania, Texas or other zones, therefore maintaining increased production even though prices are going down the hill. Producers’ struggle with low natural-gas prices over the last three years may not be the only threat: past year’s plunge in oil prices is also affecting energy producers.

Many experts presume that both oil and natural-gas prices to remain low through the end of 2015 and into 2016, so the situation isn’t going to change pretty soon.

The upcoming forecast is nothing but bad news for gas prices

Is it common for natural-gas prices to move up during the winter, but weather forecasts released Sunday night predicted two weeks with above-average temperatures, meaning that the demand will “freeze” for now. Analysts say producers could keep adding to storage into November this year, sparking concerns that storage facilities could near capacity if inventories continue to rise. As of Oct. 16, inventories stood at 3.814 trillion cubic feet, 4.5% above the five-year average level for that time of year, according to the source specified earlier.

On the other side, some people will welcome this news with open arms, as household consumers will continue to benefit of low natural-gas prices.

It’s become pretty common these days to refer to Bitcoin and other so-called cryptocurrencies as “alternative currencies,” or even currencies of the future. Designed to provide payment and financial storage options that aren’t tied to conventional, government-backed money, cryptocurrencies have done quite well in the past few years, advancing from whimsical ideas to legitimate, functional resources. Many still argue that it’s the currency of the future.

However, while cryptocurrency is the first major example of such a phenomenon in any of our lifetimes, society has heard buzz about alternative currencies taking over many times before. Throughout human history—really, as long as currency has been a tangible thing—there have been people and organizations to suggest alternative ways of storing and exchanging wealth. Some were certainly more sensible than others, but the interesting thing is in looking back at the history of alternative currencies and seeing what caused them to vanish or fizzle out.

Precious Commodities
Precious commodities (think gold and silver) are among the earliest examples of currency, so in one sense it may not be fair to think of them as alternatives. However, the basic concept of currency is that it carries a value that isn’t dictated by its physical worth or characteristics. Thus, exchanging wealth via gold and silver and determining value by weight, as many ancient societies did, can truly be called an execution of alternative currency. There’s not really a defined point at which this practice stopped, given that precious metals are still traded and used to back some currencies today. However, we know that the first paper money was issued in China early in the seventh century.

Token Currency
We know that ancient civilizations in Greece, Rome, Egypt, and likely elsewhere used coins as currency. However, because minting on a large scale wasn’t always an option, these same civilizations sometimes used lead tokens to exchange worth, with the tokens being representative of coin worth. It’s impossible to define what ended the use of tokens, though we can safely say this is an inefficient and unreliable substitute for official currency. Likely the prevalence of more minting companies a little later in history put an end to the widespread use of tokens.

Bracteates
We can almost think of bracteates the way we think of coupons in the modern world. They weren’t actually paper slips or anything of that nature, but rather were coins that could be minted by official groups and church leaders. Thus, they operated alongside and, to some extent, in the shadow of prevailing national currencies, primarily in medieval times. As with most of these examples, there was no defining end to the use of bracteates, but with strengthening nations during the Renaissance period, centralized currencies grew more dominant. That likely contributed to the phasing out of bracteates.

Points
In between bracteates and points, there were a few centuries during which “Scrips” were sometimes used as alternatives to ordinary payment. However, these were essentially paper slips serving as I.O.U.s, so it’s no wonder they didn’t really make a lasting dent in history. Points, on the other hand, are some of the most successful alternative currencies we’ve seen. Basically, these are the same rewards points and credits we use today, in that they were designed as future currency specific to a given business, earned when one makes a purchase from that business. Points are still with us today, though they’re not truly viewed as currency.

With the exception of some instances of insurgent governments or puppet states issuing their own currencies—none of which last unless those governments or states ultimately win out and become established nations—that pretty much takes us to the present day, and the latest example of alternative currency. Cryptocurrency may seem like the most sophisticated and stable example yet, but really it’s not so different from past versions of the same concept: the creation of an easier, less-regulated form of wealth management.

But what could undo cryptocurrency?

If you read through all of those examples you may have come to a certain conclusion regarding the force that seems to bring an end to every alternative currency: progress. Each time an alternative gains steam, progress in technology or political unity seems to snuff it out in favor of regulated, national currencies. And it could be that we’ll see a similar pattern with regard to cryptocurrency. Some would argue we’re already seeing it, as bank cards and mobile payments systems have already made it easier to pay with ordinary currency in a digital capacity. That’s not the only purpose of Bitcoin and other cryptocurrencies, but it’s certainly a defining feature for many consumers. However, recently another interesting theory has been circulating as to what could bring down cryptocurrency. Oddly enough, it’s power.

According to one report, Bitcoin alone could consume as much energy as Denmark by 2020. That’s a pretty alarming possibility. Even if Bitcoin only consumes half as much energy as an entire nation by 2020, it will be alarming. Given increasing global concerns about sustainability and environmental responsibility, this could prove to be the undoing of the cryptocurrencies so many envision sticking around into the future.

These things are best judged with historical prospective, but still, it’s worth noting that most examples of alternative currencies have ultimately fizzled out over time.

Basics of MySQL

MySQL is a very powerful language. Coupled with PHP you can do just about anything you want. This tutorial here will cover “INSERT”, “SELECT”, “DELETE”, “UPDATE” and “RAND”.

MySQL RAND()

Probably the least-used aspect of MySQL, rand basically stands for “Random”. This is fantastic for rotating signatures, avatars, affiliate programs and more. Here’s an example use of RAND:

In the above example I am using rand to pull a random signature out of the table. In the below example I will add a fetch to put it in action:

With the above code it will display the data. “imageurl” is the name of the field, from the table “signatures”. If you want to fetch more than one field simply seperate with a comma. (ex. id,imageurl,siteurl) Just in case you want to try it out yourself, use the following MySQL Database Info:

id (primary, index, auto_increment)
imageurl (text, not null) – this is where the url of the image would go
siteurl (text, not null) – this is optional, only if you want the image to link to something

MySQL INSERT

This is one of the most important MySQL functions. This allows you to add data into a table. Now since I started with the whole “Rotating Signature” thing, I might as well continue with it for the rest of the tutorial. First lets make a form:

Just a basic form consisting of fields for the “URL of the image” and (optional) the url to whatever page you set. So now with that out of the way it’s time for the form to add the data:

Now let’s break that down. First of all, the “null” is for the id field. Basically if you set it to nothing it will add 1 to the current id (say you have 5 signatures, the current would be 6 with the 1 added) so we just put in null, which is the same as “nothing”. Next we have the posts tag for image url and site url, note that both are surrounded with a single quote around them and also the 3 fields are enclosed by paranthesis. If you forget one or both of these, plan on seeing a nasty MySQL error.

MySQL DELETE

This along with UPDATE and INSERT are almost always musts with scripts, especially one’s that are like control panels that allow you to totally manage everything. Here is an example of delete, which is pretty easy and simple.

First of all you don’t have to delete from the id. If you want to delete by the imageurl or siteurl, either will work. But remember when doing this, if you delete data it’s gone forever. It’s not like throwing trash away only to come back later and get it out if you want to, this isn’t backed up anywhere. (unless you backup the SQL beforehand)

MySQL UPDATE

Probably the closest to the DELETE function is UPDATE. Here is an example below:

Now this is more confusing than delete, so let me explain. The WHERE part applies the same as delete where you don’t have to (in this case update) by id. However after UPDATE “tablename” (in this case signatures) you then have SET and after that you can update multiple fields in one query like the below:

Simply put the field name = ‘data’ and then if there is more than one fields that your updating, put a comma afterwards.

Well, that just about wraps up my basic tutorial on MySQL. MySQL combined with PHP is a very powerful tool. PHP on it’s own is great, but MySQL expands the possibilities of PHP scripts and projects to near no limits. Shopping around for a mortgage loan on your own can be a daunting experience. For that reason, 30 percent of Canadians choose to work with a mortgage broker, according to a report by CBC.

This is no surprise, especially considering that a mortgage broker can do much of the legwork for you.

But working with a mortgage broker isn’t always the best move. Before you seek one out, here are 7 things you should know about mortgage brokers.

1. They do a lot of the legwork for you

Mortgage brokers are effectively concierges that help you find the right mortgage for your needs. They can guide you through the entire mortgage process – from pre-approval all the way through closing.

This includes making sure all the paperwork is completed properly and sent to the lender, reviewing rates and terms, and even negotiating with lenders on your behalf. A broker will also act as a liaison for you during the closing process, which can often be complicated.

Working with a broker can be especially helpful if you’re a first-time homebuyer or otherwise don’t have much experience in the mortgage arena.

Not only can a broker save you time, but they can also explain confusing terms and help you understand which loan offer is best for you.

2. They act as advisors

In addition to shopping around on your behalf, brokers will also make specific recommendations on how much you should consider borrowing and what type of loan you should get.

They will take the following factors into consideration when making recommendations to you:

  • Your down payment amount
  • Your budget for monthly payments
  • Your interest rate preferences
  • Your credit history and cash flow

More specifically, a broker can help you compare different offers from lenders and advise you on picking the right repayment term and interest rate structure. Your broker can also guide you toward the best offers.

3. They have limited options

Mortgage brokers work with a set group of lenders to provide you with rate quotes and offers. Unfortunately, that means that you might not get the best rate available.

This isn’t necessarily the broker’s fault. Some lenders don’t work with mortgage brokers at all, instead preferring to use their in-house team of loan officers.

This is mostly because the size of the commission can depend on a few things, including how big your loan is and what the repayment term is. Also, some lenders pay a higher commission than others, which can influence a broker’s final recommendation.

Of course, you can find brokers who don’t let their commissions determine their recommendations – as long as you remember that some brokers may be influenced by commissions.

5. They should provide references if asked

The key to finding the right mortgage broker is to focus on how they interact with their other customers. In fact, just asking a broker if you can speak with one of their past clients can give you an idea of whether a broker is right for you.

If the broker hesitates, for instance, or says he doesn’t feel comfortable with the request, it might be because he doesn’t have many satisfied clients. But if he readily gives you a name and phone number, it may tell you the opposite.

If you choose to reach out to the broker’s reference, ask some of the following questions to get an idea of how well you might be treated:

  • How well did the broker communicate with you throughout the entire process?
  • What kind of fees did the broker charge?
  • Are you happy with your loan?
  • Is there anything you were dissatisfied with during the mortgage process?
  • How well did the broker work with your real estate agent and the mortgage lender?

As you do your due diligence with one or more references, you’ll get a better idea of what type of experience you’ll have with a broker.

6. They must be licensed

Canadian law requires that all mortgage brokers have proper licensing, which requires both testing and experience. In Ontario, for instance, you must be a mortgage agent for at least 24 months before applying to become a mortgage broker.

This process ensures that mortgage brokers have a deep understanding of the mortgage industry and are qualified to give you the assistance you need.

The registration process also requires that brokers go through a criminal background check and fingerprinting to ensure that they have no criminal convictions.

So, as you’re shopping around for the right mortgage broker, ask about them about their licensing and experience.

7. They should be willing to talk or meet you

We’ve already discussed shopping around for a broker, but how exactly do you do that? Start with asking your friends and family members who have purchased homes recently.

While it’s likely that most of them didn’t use a broker — remember, about 70% of Canadians don’t — you should be able to find someone who has.

Also, if you’re already working with a real estate agent, ask them for a recommendation. This is especially a good idea if you’ve vetted the agent and know you can trust him.

In addition to asking people you trust, look at some online loan reviews. There, you can typically find customer reviews and learn more about several brokers’ service and experience levels without needing to talk to each one individually.

That said, understand that websites are more or fewer advertisements. So, take your online findings with a pinch of salt and remember that it’s still important to call or meet a broker in person to get a full assessment.

The bottom line

Not all mortgage brokers are created equal. While working with one can be helpful in finding the right mortgage loan, some brokers can’t provide you with the same level of service and selection as others.

It’s essential that you take the time to find the right mortgage broker – even if it means setting up meet and greets with at least a few brokers before choosing the best one for you.

If you do your due diligence, you’ll not only have a better experience during the mortgage process, but you’ll also save money on your new loan.
